bltHow much will you charge to manage my property?

For a tenant-occupied property, RES charges a flat fee of 10% of each months rent. You will find that RES is one of the only management companies in the area that doesn't charge any extra administrative/service fees-which, of course, saves you money. You only pay the 10% if the property is currently rented and 10% is taken directly out of the monthly rent collected--which means all you have to do is receive your money.

bltHow fast will I get my rent proceeds?

Fast! How fast depends on you-If you sign up for EFT/Electronic Funds Transfer through our property management website, we can have the money in your account within a day or two after we receive the money from the tenants. We also require your tenants to pay with certified funds. What this means to you: we do not have to wait for personal checks to clear, so you get your money even faster.

bltWhat other properties do you manage?

RES manages numerous properties throughout greater Jacksonville. Our portfolio of properties is focused around our ability to manage each property as if it were our own, with frequent drive-by inspections and the ability to quickly respond to any property needs.

bltDo you coordinate maintenance requests?

Yes. We have a long list of pre-screened, approved vendors located throughout Jacksonville, who specialize in everything from plumbing to roofing. These vendors have to compete against each other for our business-our loyalty is to YOU, the owner, and we go to great lengths to ensure the highest quality work at the lowest price. When RES receives a maintenance request from either an owner or a tenant, we contact an approved vendor to perform the work (lease permitting) and obtain multiple bids if necessary. All vendors will be paid from incoming rents or, if the property is vacant, we ask that the owner send us a check to pay the vendor invoice.

bltWhat costs extra?

We do not charge extra for inspections, photographs, showings, etc. While we do have a small lease renewal fee, a market rent-rate increase usually just about covers that. The only additional costs would be specific marketing expenses, requested by the owner. Please see our Property Management Agreement for complete details.

bltHow is your fee collected and when?

Our monthly fee of 10% is collected directly from the rents paid by tenants.

bltWhat type of advertising do you offer?

Simply put, we believe we have the best marketing in the industry.  When you hire RES, you are hiring proven marketing professionals, who constantly strive to stay on the cutting edge of the industry. All properties are makrketed on the MLS (Multiple Listing Service), our website, Rentals.com (and their network of 40+ sites), Rentalhouses.com, Craigslist (where we repost multiple times each week), and even print media such as The Folio Weekly.  Where permitted, we add color flyers, high-end--METAL yard signs, directional signs from major roads, and more!

bltHow quickly can you rent my place?

As soon as possible! We know that time is money and a vacancy can be very expensive.  If you defer to our expertise on price and condition, we can rent the property as fast as the market will allow.  We show properties 7 days a week and aggressively make every effort to reduce vacancy time for our clients.

bltWhat needs owner approval?

Each property manager will request written approval for any non-emergency repair over $350. In some cases, this can be negotiated directly with the property owner for a different amount.  Please call us if you would like to discuss this, and please see the Property Management Agreement for complete details.

bltHow often will I be updated?

RES is proud to offer real-time access to your property online.  With your client-specific log in, you will have access to an incredible amount of information regarding your property.  If you have a internet access, you can see your property's: income (did my tenant's pay rent?), expenses (invoices are scanned to your site the moment we receive them), financial reports (whatever you are looking for, we have a report for that), and so much more. If you ever have a specific question or prefer to speak to a property manager directly, our agents are available and will provide you with the highest level of customer service.
